Boulder-based Ozo Coffee Co. plans to open a coffee shop in downtown Boulder at 1015 Pearl St., in one half of the building that was the former location of Bart's CD Cellar.

The new shop -- targeted for a fall opening -- will be Ozo's second. The 3-year-old coffee company and roaster operates a store at 5340 Arapahoe Ave.

"We've been actively looking, but not overly anxious to find a space (downtown)," Justin Hartman, Ozo's owner, said Wednesday. "I think we've been patiently waiting for a spot."

The west Pearl location will put Ozo in close proximity to a handful of coffee shops, but Hartman said he feels Ozo is in a unique position because of its "coffee focus," its attention to unique coffees, education and the "art of roasting."

"We're focusing on specialty coffees that are sort of once-in-a-lifetime opportunities to try for a lot of people," Hartman said. "We're really excited to bring that downtown because there's a lot of focus downtown on great flavor."

Ozo's addition also marks the final piece in the full occupation of the 6,000-square-foot building that previously was occupied by Bart's CD Cellar, which closed earlier this year. In April, Boulder-based Mighty Fudge Studios Inc. leased the second floor for its base of operations.

In the Ozo transaction, Dean Callan & Co.'s Dryden Dunsmore represented ARB Properties LLC, 1015 Pearl's owner. Terry Kruegel, of the Colorado Group, represented Ozo.
