Construction efforts are moving forward on two projects in central Boulder that will result in the addition of 130 permanently affordable apartments.

Demolition work started Tuesday at 2810 and 2850 29th St., near Bluff Street and Valmont Road. The former office building and Oscar's Pub will be razed and replaced by four apartment buildings with a total of 61 units.

Additionally, the city of Boulder recently OK'd building permits for a four-building permanently affordable apartment project at 2685 28th St., near Bluff Street. The 28th Street apartments will have 69 units, according to city planning documents.

Behind the multifamily projects are Denver-based Koelbel & Co. and Boulder-based Allison Management LLC, which have partnered with Boulder's Thistle Communities.

The 29th Street and 28th Street projects -- which have yet to be named -- are fulfilling inclusionary housing guidelines for two developments in Gunbarrel, city officials say. The 29th Street apartments are fulfilling requirements for the Alexan Flatirons, a 231-unit "new urbanist" multifamily community at 5460 Spine Road, and the 28th Street apartments are fulfilling requirements for the Gunbarrel Center, a mixed-use development with 251 residences on 9.3 acres near Lookout Road and Gunpark Drive.

The construction schedule for the 29th Street project is 13 months, said Andy Allison, of Allison Management. Groundbreaking could take place at the 28th Street site by the first week of August, he added.


"(They are) definitely prime locations for any type of housing," Allison said. "And affordable housing is a real need."

As of Tuesday, there were no openings listed at the 300-plus apartments in 14 rental locations that are part of the city's affordable housing program, according to the website for Boulder Housing Partners, the city's housing authority.
